Are Homes in Southeast Arlington Still Selling?

Homes in southeast Arlington are continuing to sell faster and for closer to their original list price than many of the surrounding areas.

In October 2023, 78 houses in the southeast Arlington area traded hands, and they sold for about 97.9% of their original list price. For comparison, south Grand Prairie had 59 houses sell, and Mansfield had 80. South Grand Prairie homes sold for about 98.5% of list value, and Mansfield homes sold for around 96%.

What do these numbers mean?

While the real estate market in the entire DFW metroplex remains in a bit of a gridlock, homes are still selling. In talking with people around the area, I often hear concerns housing market might collapse. Frankly, I don't think this is going to happen in our area. I have been saying for the last year that we may see a bit of a decline in prices (which we have) coupled with a decline in home sales. Home sales have certainly plummeted. But, prices really have not deteriorated much on a year over year basis.

How Does this impact you?

  1. If you are considering selling a home, patience will be the key. It will still sell, but it will likely take longer than it would have taken a year ago.
  2. If you are considering buying a home, inventory is low, but so is demand. As a buyer, you are in a much better position than you would have been a year ago when competition was stiff.
  3. If you are a homeowner not thinking about selling, you are in good shape. The value of your home has not decreased much if any at all. In fact, there are still areas where home prices have continued to increase this year.

In summary, the real estate market in the southeast Arlington area remains robust and likely to continue to grow for the foreseeable future.
